Measured Term Contracts

Where there is a requirement for ongoing building or site maintenance over a period of typically one to three years, a Measured Term Contract (MTC) may be used where work is carried out and valued against a Schedule of Rates, with a Contract Percentage applied to recognise any additional factors such as overheads or special market conditions.

MTC’s may apply to building works, decoration, electrical services, mechanical services or landscaping. Owners and landlords may arrange for MTC’s to cover a wide range of maintenance services, in the knowledge that the work will be carried out promptly without separate tendering.
Contractors provide continuity on site and develop a close working relationship with the employer.

We ensure that the Schedule of Rates, Contract Conditions and Particular Clauses and contract administration are appropriate to the requirement of the MTC. Building owners should review their maintenance requirements on a regular basis to ensure value for money and to protect the value of their property.
